Housing

Housing affordability is a major problem.  Rent is expensive, and so too is the average mortgage.  Public housing has been allowed to be rundown to appalling levels.  There needs to be a change in government policy that works to make homes more affordable so the aspiration of having your own home can still be achieved.

  1. Housing is no doubt a major problem in NSW. I fear that the solutions that are posed are usually short term and do not provide sustainable outcomes. What causes housing to be so expensive? This is what people need to ask before thinking about housing affordability. Housing is made expensive by demand, demand created by the fact that everyone is trying to live in the same place for two reasons. 1. They need to live close to their place of work because commuting around Sydney has become impossible. 2. Poor planning is resulting in putting more people into cities creating more jobs in the same place where no money is being spent on infrastructure.
  2. The solution. Change planning legislation and start building roads and infrastructure to support new towns or old dying ones. Stop jamming more people and ruining suburbs to the point that they don't function. So called 'Existing infrastructure' policy is moronic, everyone can see that there is not really one road in Sydney or NSW for that matter that is currently adequate. Policy at the moment only seems to support developers that can make a lot of money out of rezoning and increasing density.

    Arnold, it not just about demand, it also about supply. The state government has been limiting the growth of Sydney as its too @%^&*ing lazy to build infrastructure. thats why its been trying to cram people into older suburbs. More land is available and needs to be released. It should be Liberal party policy to release enough land to eventually bring the cost of a starter home to no more then three times average yearly earnings, which it was for decades.

Although there may be areas (eg, around Riverstone) suitable for release for housing, there simply must not be any release until and unless there is an integrated strategy for transport and other community supports. The problem is not a lack of land, it's a lack of planning to support those communities with the appropriate infrastructure.

  7. The secret for a successful housing plan for sydney is the train line. Every suburb with a train line though it should be rezoned so that large appartment blocks can be built to house our children so that they can finally move out. The idea continuing to expand is crazy, who wants to live in woop woop any way. Go up that way the northies can live with the northies, bondi junction could become a mini version of Kowloon in hong kong, the southies can live in there own version of south beach miami and the west can become like brooklyn NY (as if it isn't already)
  8. People who have been allocated public housing should be made more accountable for the upkeep of their dwelling and accountable for the deliberate damage that they do. People who don't treat their housing decently don't deserve to be housed in public facilities and shoe be evicted, never to return.
  9. We have to release more land - everywhere - not just Sydney. We have to promote regionalisation - regional industry as well. We have to improve the train system in particular in order to support new growth areas, plus run bus services to stations, and we have to cut down on the add-ons for new developments. My eldest son has six daughters, has been renting, is a professional, the house has been sold, and he can find nothing suitable and affordable so far for his family. Friends are having their young married children living at home. It reminds me of after the War! I think Labor has been refusing to release more land so as to push up t he land prices and thus their returns for land Tax, without doing any work on infrastructure. Lazy and greedy!
  10. Why cant we have interest rates regulated SPECIFICALLY for the purpose of FIrst Home Buyers. I know it's a long term thing, however there MUST be an initiative that will WORK for the economy AND first home buyers, without the governement having to intervene financially as they did with the First Home Buyers Grant. The $$$ comes in at a price, the Bank adds their margins on top & the loan will be regulated for the life of THAT particular FIrst Home Loan. How else can we encourage people to find work, start saving & planning for a structure in their lives as young people leading the way of tomorrow? Ideas?
  11. The State Government is strangling this city through lack of land release. I would like to see the Liberal party publish numbers of lots they will target for release to relieve pressure on this "Housing crunch".   12. I am so pleased to see the liberal party have a policy on housing. I voted for Rudd last election because of a so called plan for housing affordability. Howard was by far more likley to keep election promises than any other party. Hoping this will continue. :-)
